The Challenge
Crawl Space Moisture, Standing Water, and Mold Growth
After a home inspection revealed standing water in his crawl space, Mr. Minnitt contacted Deep South Construction Pros. The insurance adjuster also found mold and fungal growth on the wooden joists and girder, which raised concerns about structural integrity and indoor air quality.
Without proper moisture control, the trapped humidity in the crawl space could continue to encourage mold growth, leading to wood rot, poor air quality, and potential foundation issues.
Understanding the urgency, our foundation repair expert, Jeremy Hitt, conducted a comprehensive crawl space inspection and designed a custom waterproofing and mold remediation plan tailored to Mr. Minnitt’s home.
Identifying the Crawl Space Problems
Water Damage & Mold Risks
Our inspection revealed multiple issues affecting the stability and safety of the crawl space:
- Standing Water & Excess Humidity – Persistent water accumulation and poor drainage were causing high moisture levels, encouraging mold growth.
- Mold & Fungal Growth – Mold spores were spreading across joists and wooden supports, leading to potential wood rot and airborne allergens.
- Falling Insulation & Structural Weakness – Moisture had compromised the insulation, making it ineffective and causing it to fall from the crawl space ceiling.
- Lack of a Proper Drainage System – Without water management solutions, moisture was trapped, worsening the air quality and foundation health.
To effectively eliminate these problems and prevent future damage, we implemented a comprehensive crawl space waterproofing and mold remediation solution.

The Solution
Crawl Space Waterproofing, Mold Remediation, and Encapsulation
Step 1: Insulation Removal & Mold Treatment
- The team removed all insulation, which had absorbed moisture and contributed to mold growth.
- A mold remediation treatment was applied to the wooden joists and girder, ensuring the existing fungal growth was eliminated.
Step 2: Crawl Space Cleaning & Waterproofing System Installation
- The crew performed a full crawl space cleanout, removing debris and an ineffective moisture barrier.
- A perimeter drainage system was installed to direct water away from the foundation.
- Two sump pumps with basins were strategically placed to pump out any water intrusion, ensuring a dry crawl space.
Step 3: Crawl Space Encapsulation & Humidity Control
- A 125-mil crawl space encapsulation system was installed to completely seal the crawl space, preventing ground moisture from entering.
- A high-performance dehumidifier was added to regulate humidity levels, preventing future mold growth, wood rot, and moisture damage.
