Problem:
The customer called in with concerns about mold/fungus growth in his crawl space. He also stated that he had termite damage.
Upon the initial inspection, our specialist noted a high-humidity level within the crawl space, a significant amount of fungus growth, and wood rot within the crawl space. There were areas of subfloor that were completely rotted, a large number of damaged joists, and damaged girder. There were also damaged sill plate and rim joist that was causing the customer issues with the back door sticking. There was also an area within the home experiencing sagging in the floors.
Our specialist recommended to the homeowner a mold treatment, 12 feet of sill plate and rim joist repair, 23 feet of girder replacement, sistering of 18 joists, 31 feet of triple drop beam installation, replacement of 48 square feet of subflooring, installation of 12 custom built floor supports, and an encapsulation system. The encapsulation would seal and condition the crawl space to help eliminate moisture and high humidity within the crawl space with the assistance of a dehumidifier. This system helps separate the home from the earth and lower the humidity levels in the air, reducing moisture needed for mold growth.
Solution:
The Deep South team arrived at Mr. Brewer’s house and removed the mold/fungus growth from the crawl space by treating it with a mold treatment and antimicrobial disinfectant. The highly concentrated antimicrobial disinfectant treats and cleans all surfaces within the crawl space. Once the mold treatment was completed, the crew began addressing all the wood repairs. They cut and removed the 23 feet of damaged girder and replaced it with a new 2 X 12 inset girder, reattaching all joists to the new girder at completion. They then repaired the 18 damaged floor joists by removing and replacing all of the damaged joists and sistering any current joists that didn’t need full replacement and installed 31 feet of triple drop beam. Our crew then replaced the 48 square feet of damaged subflooring. Once all damaged wood was repaired, the team installed 12 custom-built floor supports to support areas experiencing sagging and stabilize the structure from further settlement. Our custom-built floor supports are built on-site to the exact specifications of the placement of the support. They are installed on a footer to prevent the support from experiencing settlement. Once the wood repair and floor supports were completed, they began installing the encapsulation system. The encapsulation system seals the entire crawl space by installing a polyethylene barrier across the floor of your crawl space, on all columns, and up the walls of the crawl space. We also seal off all vents to prevent humidity entering the crawl space. We leave the top block exposed as this is required to receive a termite bond on your home. Once all the polyethylene barrier was installed, our crew completed the last portion of the encapsulation system by installing and placing the dehumidifier into the crawl space.
