Structural Condition: Joists, Beams & Supports
The floor system in your home sits on a framework of joists, beams, and support posts inside the crawl space. The inspector evaluates each of these for damage, deterioration, and adequacy.
Floor joists (the horizontal members running beneath your subfloor) are checked for moisture damage, softening, rot, and pest damage. Even modest moisture exposure over several years can weaken joists to the point where floors start to sag or feel bouncy. The main beams spanning the crawl space are assessed for sagging or deterioration. Support posts and piers are checked for settling (sinking into soft ground), shifting, or inadequate spacing.
